Home sale trends in The Woodlands area: More days on the market and fewer homes sold in February

Fewer homes were sold in the five out of eight ZIP codes of The Woodlands area tracked by Community Impact in February 2026 compared to February 2025, according to Christine Hale Realty Group. More homes were sold in two of the ZIP codes, and one sold the same amount as the previous year, according to recent data.

At a glance: Most of the home listings were on the market longer in February 2026 than in February 2025, especially in the ZIP code areas of 77380, 77381 and 77385, according to the data.

A closer look: The median prices for homes in five ZIP codes were higher in February 2026 than in February 2025, according to the data. The median price in 77381 was $656,000 this year, compared to $506,000 in February 2025, and the median price was $415,000 in 77385, compared to $368,000 the previous year.

Lobb’s Padel coming soon to The Woodlands area

Lobb’s Padel officials said an entertainment center is under construction and has plans to open in late May or early June.

The details: Lobb’s Padel is being built inside the new Dudley Sports Plaza sports and entertainment complex on FM 1488, officials said.

The indoor padel club plans to offer five courts as a community-driven space for experienced players and beginners. Padel is described as a blend of tennis and squash, officials said.

What else?: In addition to court reservations, officials said Lobb’s Padel plans to offer weekly programs, including:

  • Open plays and organized sessions
  • Leagues and social events

Dollar Tree to open new location in The Woodlands

Dollar Tree is coming soon to the Pinecroft Center, according to a filing with the Texas Department of Licensing and Regulation.

The details: Work on the retail space is set to begin March 11 and last until July 23 at the 9,993-square-foot location, according to the filing.

What they offer: With over 8,000 stores across the U.S. and Canada, Dollar Tree offers everyday essentials, crafts, seasonal and party merchandise, per the website. Dollar Tree recently changed its primary price point to $1.25.

See updates on 9 transportation projects in Greater Houston that could impact commutes

Several road improvements are underway and coming soon across the Houston region. Here are some projects to keep an eye on.

Latest update: Construction bids for the $81 million Greenhouse Road overpass project are now being accepted, Harris County Precinct 3 officials said. 

According to details shared by Harris County MUD 500 and Caldwell Companies, the new Greenhouse Road underpass will include an expanded overpass on Hwy. 290, a tunnel structure underneath the Union Pacific railroad and additional sidewalks and pedestrian crossings.

Other projects: The Fort Bend County Toll Road Authority is expanding Westpark Tollway an additional four miles, bringing its new end to Charger Way. The first 2-mile extension of the project opened Feb. 28, more than eight months ahead of schedule.

Additionally, a portion of FM 1960 was widened from a four-lane asphalt roadway to a six-lane divided concrete roadway with a raised median, curbs and gutters, channelized left-turn lanes and 5-foot sidewalks on both sides of the roadway.
