Public hearing for Buc-ee's zoning ratification scheduled for Jan. 13

A Boerne City Council public hearing for the ratification of a zoning change for a Buc-ee’s parking lot will be held Jan. 13, providing residents the opportunity to provide feedback on the change.

The details: In 2025, the Planning and Zoning Commission was tasked with ratifying a zoning change under the Boerne Unified Development Code.

During meetings July 7 and Sept. 8, Planning and Zoning Director Nathan Crane explained that upon adoption of the UDC, the previous commercial zoning for the property was retired and no new zoning was assigned.

Since a property cannot exist without zoning, city staff submitted the ratification to zone the property as community commercial, or C-3—the zoning that Crane said most aligns with the previous B-2 zoning.

In December, P&Z commissioners approved the zoning ratification, moving the item to Boerne City Council. A public hearing is listed on the Jan. 13 agenda. The meeting begins at 6 p.m. at Boerne City Hall, located at 447 N. Main St., Boerne.

New dental clinic opens near Boerne, Fair Oaks Ranch

A new family-oriented dental practice has officially opened in a new business development just south of Boerne.

What residents should know: Lemon Creek Smiles Dentistry opened its new practice to the public on Dec. 16, clinic manager Sharice Gonzalez told Community Impact.

It’s located at 10049 Lemon Creek Blvd., Ste. 109-110 at the Lemon Creek Ranch development, across from the H-E-B.

The new facility has both pediatric and adult sides to the clinic, led by several dentists, a pediatric dentist, an orthodontist, an oral surgeon and more clinical staff.

What are the options? Lemon Creek Smiles Dentistry will serve older patients, while Lemon Creek Kids’ Dentistry will see patients from infants to age 18, according to Gonzalez.

Treatments include general teeth cleanings, periodontics, veneers, wisdom teeth consultations, fillings, crowns and more.

There’s also an orthodontics branch of the practice for patients of all ages, offering braces and other services, according to its website.

Locally owned Bandidas Ice Cream relocates within New Braunfels

Bandidas Ice Cream relocated from 383 Paradise Alley to 231 Landa St., New Braunfels, on Dec. 11.

The ice cream-based food truck is locally owned by Jewel Hill. Bandidas Ice Cream sells sweet treats like s’mores and blueberry cobbler ice cream. Hill said she hopes to begin offering barbecue again in the future.

Local wine bar brings a taste of Europe to New Braunfels

After traveling to wineries across Portugal, Spain and the rest of Europe, Abigail Porter and Matt Bizer wanted to bring the same flavors and atmosphere back to Texas.

“We always thought New Braunfels needed something like they have over there,” Bizer said.

That’s why Bizer and Porter opened up Favorite Neighbor in July, a wine bar that offers not only tastings but also a sense of community and trying new things.

“We kind of did this on a whim,” Porter said. “But so far, it’s been pretty fun."

Located inside a converted gas station at 494 N. Union Ave., Porter said she wanted to capture a rustic, minimal feel for the bar prior to opening.

SA Airport starts runway improvements, alters air traffic patterns

On Jan. 6, the San Antonio International Airport began its pavement rehabilitation construction project on Runway 13R-31L.

The details: According to a news release, while the repairs are ongoing, the runway will be closed Jan. 12-March 6, allowing construction crews uninterrupted access to the runway.

The project timeline has been coordinated with the Federal Aviation Administration, the traffic control tower, air carriers, tenants and nearby airfield facilities to mitigate any conflicting air traffic. According to the news release, SA Airport will maintain winter air traffic patterns over the northeast and southwest portions of the city throughout the project, with landings and takeoffs being exclusively from Runway 4/22.

“These improvements are essential to maintaining a safe and reliable airfield for our airlines, our partners and our region,” said Tim O’Krongley, deputy aviation director. “We appreciate the community’s patience as the airport completes these essential updates, supporting safer and more efficient airfield operations for years to come.”
