Permit denied to build McDonald's on Dixie Farm Road in Pearland

Following substantial community pushback, Pearland City Council voted unanimously to deny a conditional use permit to build a McDonald’s on Dixie Farm Road at its Nov. 17 meeting.

Why it matters: The applicant sought to build a McDonald's at 3203 Dixie Farm Road, Pearland, near the Pine Hollow neighborhood, on a parcel of land zoned as a neighborhood services district.

Also of note: Several residents pointed out that in 2016 the applicant requested to rezone the land from residential to commercial with the intent of building a senior living community. City Council denied the request and zoned the land for neighborhood services instead.

Upcoming development in Manvel focuses on commercial growth

Manvel City Council unanimously approved the first readings of the annexation and zoning designation for development in Manvel Crossing at its Nov. 17 meeting. The development, located along State Highway 6, west of Kirby Drive and east of Manvel Town Center, is slated to include nearly 50 acres of land for commercial use.

The overview: While it is not yet finalized, the planned unit development, or PUD, will potentially have some of the following:
  • Health care facilities
  • Child care facility
  • Recreational sports center
  • Restaurants
  • Grocery store
  • Hotel
  • Professional office
  • Climate-controlled facilities for mini-warehousing

The details: The developer and city staff are currently working to finalize the PUD document to address concerns raised by City Council, whose main focus is to ensure the quality of tenants and development standards. This includes amending the PUD to allow only one hotel and eliminating the term "motel" to meet high-quality development standards.

Google commits $40B to 3 data new centers, infrastructure in Texas through 2027

Google is targeting Texas for future investments in data and artificial infrastructure, with $40 billion expected to be spent on adding three new data centers.

Federal, state and local leaders announced the new centers to be constructed in Armstrong and Haskell counties at a Nov. 14 event at the first Texas Google Data Center in Midlothian, near the Dallas-Fort Worth area.

The gist: One new data center will be constructed in Armstrong County near Amarillo, and two new data centers will be constructed in Haskell County near Abilene. One center in Haskell County will also use a new solar and battery energy storage plant.

“They say that everything is bigger in Texas—and that certainly applies to the golden opportunity with AI,” Google and Alphabet CEO Sundar Pichai said.

Also of note: The driverless car company Waymo is expanding to North Texas in 2026, Pichai said.
