Denton city council denies zoning change for duplex construction

Denton City Council denied a rezoning request for a 0.74-acre lot that would allow the property owners to build four duplexes, adding a total of eight units on Bolivar and Taliaferro streets at a July 14 meeting.

The overview: The lot’s current zoning allows for three single-family homes with accessory dwelling units at each home for a total of six units. The proposed zoning change would reduce the minimum lot size from 10,000 square feet to 4,000 square feet and allow for duplex construction. The reduction in minimum lot size would have allowed for eight duplexes to be built on the property.

Council denied the request after several neighbors spoke in opposition to the zoning change out of concerns over privacy and added traffic on the neighborhood's narrow streets.

“When we’re talking about squeezing eight units on less than three quarters of an acre, it’s a very narrow margin. That is very concerning to me,” council member George Ferrie said.

Villages of Carmel Park celebrates opening with ribbon-cutting ceremony

Denton city officials, the Denton Parks Foundation and local residents celebrated the opening of the Villages of Carmel Park, a new public park located at 6414 Edwards Road in Denton, with a ribbon-cutting ceremony July 11.

The details: The park is located by the Villages of Carmel neighborhood and has new playground equipment for two playgrounds, a covered pavilion, an amphitheater and a 0.5-mile paved loop trail, city officials said.

“The park is but one example of the dedication and commitment by city staff to improving the quality of life in our community,” Denton Mayor Chris Watts said in a social media post.

Construction of the park cost about $2.8 million and was funded from Park Dedication and Development funds, 2023 Trail Bond funds, the city’s parks operating funds and a grant from Texas Parks and Wildlife in the amount of $621,562, city staff said.

Gov. Abbott: More than 75 people rescued amid 'record' Texas rainfall, flash flooding

As heavy rain and flash flooding threatens large swaths of South and Central Texas, Gov. Greg Abbott spoke to reporters about the state's preparation for and response to the severe weather July 15.

The big picture: The heaviest rainfall is occurring in southwest Texas, according to the National Weather Service, with 10-15 inches of rain expected through July 16 along the U.S. 90 corridor west of San Antonio. As of 2:40 p.m. July 15, all or parts of 14 counties were under a flash flood warning, including Comal, Hays and Bexar counties.

The city of New Braunfels announced several road closures July 15, and the city closed recreational access to the Comal River due to continued rainfall and rising water levels, Community Impact reported.

The severe weather came just over a year after historic flooding killed more than 130 people in Central Texas on July 4-5, 2025.

More details: Dozens of other counties were under flood watches, advisories and warnings. Fifty-nine counties were also under a state disaster declaration as of July 14.
