High rise homes: Multifamily options expand for luxury living in The Woodlands

With most single-family home development in The Woodlands complete, multifamily offerings are now on the rise, with 1 Riva Row now open and The Ritz-Carlton Residences, The Woodlands underway for a projected 2027 opening.

At a glance: Developed by Howard Hughes Communities, both are marketed as luxury properties. The 1 Riva Row building opened in November and is the first high-rise rental residence with penthouses available for lease in a multifamily community in The Woodlands, according to Howard Hughes Communities. Meanwhile, The Ritz-Carlton Residences, The Woodlands is the first such stand-alone for the brand in Texas, according to Howard Hughes Communities.

A closer look: Most of the renters living at multifamily properties of Howard Hughes Communities in The Woodlands are local residents choosing to transition from single-family homes to a more convenient lifestyle, according to information from Howard Hughes Communities.

Zio Al’s Pizza & Pasta is scheduled to open in Metropark Square, according to information from Visit Shenandoah, the city's visitor and convention bureau.

According to signage on the building, it will be located in a space formerly occupied by Peacora Jewelry

What you need to know: The franchise is known for pizza, including build-your-own options, and Italian comfort food served late into the night, according to its website.

The Woodlands Township votes to approve covenant and park user fee changes

The Woodlands Township board of directors voted 6-0 to approve amendments to current covenant administration (CAD) and park user fees at the May 21 board meeting.

In a nutshell: During the board meeting, Director of Covenant Administration Kim McKenna said the initial idea was that the basic service fees would not incur costs, but enhanced services would incur fees.

What residents should know: The new CAD fee schedule will go into effect July 1, according to agenda documents.

In other news: The board also discussed changes to park user fees. Around every five years, park user fees are reviewed with minor tweaks in between, township Chief Operating Officer Chris Nunes said. When the township issues a permit for a special event, the following criteria are considered for approval or disapproval according to a presentation by Nunes.

Montgomery County officials approve funding to pursue FEMA Flood Mitigation Assistance grant

Montgomery County commissioners on May 21 voted 5-0 to approve $79,900 to submit two grant applications for a fiscal year 2024 amended Federal Emergency Management Agency Flood Mitigation Assistance grant opportunity.

The big picture: In April, FEMA announced that the FMA 2024 Notice of Funding Opportunity would reopen, according to court documents. The Montgomery County Office of Homeland Security and Emergency Management requested a proposal from Hagerty Consulting Inc. for the development and submission of up to two subapplications for the FMA 2024 amended funding.

The cost: Commissioners decided that the funding source for the $79,900 to be paid to Hagerty would be from contingency funds. That amount can be reimbursed upon award of the buyout projects, Millsaps said.

Bottom line: Millsaps said the FEMA deadline is 30 days after the state's deadline. The state’s deadline is June 23, so the county will need to work with the state now to meet the deadline.

What to know before heading to the polls for Texas’ May 26 runoff election

Dozens of federal, state and local primary campaigns will come to a close May 26 as Texas voters cast ballots in the Republican and Democratic runoff elections.

How it works: Texas held its primary elections in March, with some races advancing to an overtime round, known as a runoff, after no single candidate picked up more than half of the vote.

On May 26, voters may see statewide offices, state legislative seats, redrawn congressional districts, the State Board of Education and county-level positions on their ballots. The winner of each runoff race will appear on the Nov. 3 ballot.

At the polls: Polling places across Texas will be open from 7 a.m.-7 p.m. May 26. Voters in the following counties in Community Impact’s coverage areas can vote at any polling location within their county of residence: Bastrop, Bexar, Brazoria, Brazos, Collin, Comal, Fort Bend, Galveston, Guadalupe, Harris, Hays, Tarrant, Travis and Williamson.

Registered voters in other counties are required to visit a polling place specific to their voting precinct.
