One Seven Business Park nears completion in Boerne, offering medical, professional office space

A new medical and professional office business park is nearing completion in Boerne, expecting a grand opening event Oct. 21.

The details: One Seven Business Park features 39,855 square feet of office and medical office space, featuring four 7,520-square-foot buildings and one 9,775-square-foot building. Office spaces range from 731 square feet to 9,775 square feet, according to the development brochure. Spaces at the business park will focus exclusively on office space, with no retail opportunities.

Tony Mangus, managing partner at Mangus Realty Group, said the buildings are in a shell phase, and three of the spaces are being negotiated on by medical professionals.

One of the buildings has been leased by a local engineering firm, and other leases are being worked through. Magnus said most of the 7,520-square-foot buildings are still available.

“All five buildings are completed,” Magnus said. “We have all the parking lot laid out. We have landscaping being finalized this week, including trees, grass and that kind of stuff.”

The Model Box bringing historic, gaming model building to Boerne

A new model building store is making its way to Boerne in November. Owner of The Model Box, Stan Spooner, told Community Impact that the store would focus on models, while offering a social setting for hobbyists.

“The idea is to have substantial inventory of all types of historic modeling, including airplanes, cars, ships and stuff like that,” Spooner said. “But we will also have gaming models, which is huge for younger groups of people.”

Looking ahead: Spooner said one goal for the business is to bring in modeling experts to share techniques and host seminars for beginners to the hobby. Seminars will include live videos and tutorials from known modelers around the world, Spooner said.

A soft opening for the business is planned for mid-November, and operating at full capacity by Black Friday, Spooner said.

Texas Ramp Project celebrating 40 years of building wheelchair ramps

Texas Ramp Project, which builds free wheelchair ramps for those in need across the state, is celebrating its 40th anniversary, according to a Sept. 15 news release. Over its 40 years, the nonprofit has built ramps for over 30,000 recipients with the help of over 3,500 volunteers.

Some context: The organization began in 1985 as the Dallas Ramp Project before being incorporated as the Texas Ramp Project in 2006, according to the news release. Texas Ramp Project provides the ramps to recipients at no cost, according to the news release. Most ramps cost between $800-$900 to build.

What else: In 2024, Texas Ramp Project built 2,727 ramps in 145 counties, according to its Sept. 1 fact sheet. To get a ramp, recipients must be referred by a health care provider or qualified organization via the nonprofit’s website.
