Homes in the Heights, River Oaks and Montrose neighborhoods see a fall in prices, more days on the market in October

Home sales activity in three of Houston’s most distinctive neighborhoods—The Heights, River Oaks and Montrose—revealed a nuanced portrait of demand, pricing and market velocity in October. Each area, known for its unique character and buyer demographics, showed differing patterns in the number of homes sold, sale prices and how long properties lingered on the market before closing.

Number of homes sold: The number of homes sold in October was up in three of five local ZIP codes, specifically in the Montrose, Washington Avenue and Upper Kirby areas, with the Upper Kirby region seeing the largest increase at 35.71%.

Average days on market: For the average days on market, which refers to the number of days a property is listed for sale before a seller accepts an offer, homes in four out of five ZIP codes spiked.

Homes sold by price point: According to the data provided by CB&A Realtors, 228 homes were sold across all five ZIP codes,

Good God, Nadine's launches new weekly outdoor farmers market

The owners of Good God, Nadine's, a Southern eatery in the Heights, announced Nov. 25 that they will be hosting a new weekly market every Tuesday starting Dec. 2.

The gist: The establishment will partner with Verdegreens, a local urban farm that is also owned by the restaurant's founders, to bring 10 rotating local farm and craft vendors to the restaurant's expansive and pet-friendly outdoor patio. The market will be held every Tuesday from 4-7 p.m.

Quote of note: Owner Billy Trainor said that bringing a farmers market to Good God, Nadine's is a "natural extension of who we are."

"With Verdegreens Farms as our original love, our mission has always been to put good food, whether it’s fresh, raw vegetables or the dishes we cook every day at Nadine’s, directly into people’s hands," he told Community Impact. "Supporting local agriculture isn’t just a value for us—it’s the foundation of a healthier, more connected food community, and our reason for being.”

Check out these new restaurants and bars opening across the Houston area.

Maison Chinoise opened in Houston on Oct. 31. The Upscale Chinese restaurant is situated inside The Driscoll at River Oaks, a luxury high-rise apartment complex in the River Oaks Shopping Center.

The restaurant offers brunch, lunch, dinner and dessert menus in addition to tea service and cocktails. 

The dinner menu boasts appetizers such as tofu hummus, crispy crab wontons and salt and pepper seafood, while the main courses include options like Peking duck, Kung Pao organic chicken, grilled Chilean sea bass, Sichuan dan dan noodles and tofu eggplant clay-pot.

Lankford's, a Houston-based eatery, will open a new location in The Woodlands in January.

The family-owned Houston burger chain has more than eight decades of history behind it, and the new location will be overseen by third-generation owner Jessica Prior and her husband, Paul Prior, as well as fourth-generation family member Nicolas van der Does, according to a news release.

The restaurant offers a signature lineup of comfort food and classics, such as burgers, and has other locations in Houston and in Bellaire.

Ice at Discovery Green
Green Mountain Energy presents Ice at Discovery Green, where park-goers can enjoy skating in the heart of Houston. There will be multiple theme nights, such as DJ Skate Night Saturdays, Skating with Santa and Inclusive Skaters Night.

Local property tax hikes faced an uphill battle this November, election results show

This year, voters in communities across Texas were skeptical of local property tax hikes and supportive of larger tax breaks for homeowners and businesses, results from the Nov. 4 election show.

The overview: Voters in Community Impact’s coverage areas approved just over half of the local bond propositions and tax rate elections on the November ballot, according to previous Community Impact reporting. Statewide, 40% of tax rate elections and 45.9% of bond propositions passed, according to Sen. Paul Bettencourt, a Houston Republican and property tax policy writer.

Zooming in: Cities, counties, school districts and other local government entities use funding from tax hikes to build new schools and facilities; hire educators and first responders; and maintain local infrastructure. However, amid high inflation nationwide, more Texas residents are tightening their belts and asking local officials to do the same, fiscal policy experts told Community Impact.

Local governments whose tax hikes were shot down are now grappling with how to make cuts while maintaining essential services, Community Impact reporting shows.
