Quarterly sales data shows declining home prices in DFW

The median price of home within the Dallas-Fort Worth-Arlington metropolitan statistical area, which includes Grapevine, Colleyville and Southlake declined year over year in the first quarter of 2026.

The overview: The number of closed sales also declined, according to data from the Texas Quarterly Housing Report, while the number of active listings increased within the quarter. Data in the report comes from the Texas Association of Realtors and local realtor partners.

The average median sales price for a home in the area during the first quarter of 2026 was $380,000, a 2.8% decrease from the $392,000 median price in the first quarter of 2025. 

Diving deeper: Locally, year-over-year median sales prices for March stayed the same or grew across the market’s four ZIP codes:

  • 76034: $849,500 to $1.05 million, a 23.6% increase
  • 76051: $538,000 to $611,000, a 13.57% increase
  • 76092: $1.4 million to $1.4 million, no change
  • 76262: $642,500 to $795,000, a 23.74% increase

Grapevine council denies proposed mixed-use development near Grapevine Mills

A revised proposal for a mixed-use development near Grapevine Mills with residential and hotel components was denied.

The proposal was denied during a joint meeting between the planning and zoning commission and council May 19. Council voted 4-2 to approve the development, with council members Leon Leal and Sharron Rogers against, but after the planning and zoning commission voted to recommend denial 4-3, a supermajority, or five votes were needed to approve the proposal.

The details: Based on the revised proposal for 28.7 acres near Grapevine Mills, the development would include up to 248 multifamily units and a 222-room six-story Sandman Signature Hotel. Joel Behrens, managing director, DFW market leader at Trammell Crow Company, said further development on the property could bring the number of hotel rooms to 750 spread across three different hotels.

Council previously denied a similar mixed-use proposal from Trammell Crow in July 2024, which included 296 multifamily units.

Quote of note: “It’s going to take a mixed-use to get that property developed,” Mayor William D. Tate said.

Be Sonder Therapy opens practice in Colleyville

Be Sonder Therapy opened its Colleyville office in early May, a representative for the practice confirmed. The therapy office offers individual, couples and family therapy services across 32 specialty areas.

The details: The practice operates offices in Colleyville and Conroe and also provides telehealth services across Texas. Between both locations, the practice includes six licensed professional counselors and one licensed professional counselor associate, each specializing in different areas, according to the website.

The background: Co-owners Sarah Galvez and Brianna Dorris are licensed professional counselors who met working in mental health care and emphasize humor and connection within the therapy space. According to the practice’s website, Be Sonder Therapy aims to redefine people’s experiences with therapy.

H-E-B opens new store near Colleyville border

San Antonio-based grocer H-E-B opened its newest Tarrant County store, the 12th across North Texas, in Euless.

“This is the H-E-B in HEB,” said Mabrie Jackson, the managing director of public affairs for the company, referencing the acronym for the Hurst-Euless-Bedford area. “We cannot wait to share this beautiful store with everyone from Hurst, from Euless, from Bedford, from Colleyville, from Grapevine, from Southlake.”

What they offer: The 126,000-square-foot store will feature a bakery with homemade tortillas and warm cookies, a sushi counter, produce, meats and a meal simple department.

Juan-Carlos Ruck, executive vice president, North West Food Drug Retail Division and H-E-B Real Estate, said the meal simple area will also feature hot meal items on top of the usual selection, which provides more convenience for customers.

Additionally, the store is home to H-E-B’s 50th True Texas BBQ location, a pharmacy and a self-service fuel center and car wash. Customers within a certain radius of the store can get home delivery or choose a curbside pickup option.
