Developer breaks ground on retail and dining at The District

A new phase of The District, an upcoming mixed-use development in Round Rock, broke ground Oct. 15.

Latest update: Developer Mark IV Capital broke ground on a 41,525-square-foot section that will bring six buildings along a Hill Country greenbelt-inspired walkway, per a news release. The buildings will be able to house nine to 14 restaurants or lifestyle businesses. This food and retail phase of the development is expected to be completed in early 2028.

What they're saying: Randall Tuller, Mark IV Capital senior vice president for Texas, said in the release the development's location at the intersection of I-35 and SH 45 is one of its best assets, with proximity to businesses in the area's growing technology industry.

"These drivers point to long-term demand for more diverse, compelling dining options," Tuller said in the release.

In case you missed it: Mark IV is building the trail-oriented food and retail section at the same time as Origin at The District, a mixed-use luxury residential and retail project that broke ground in March.

Q&A: Weather forecaster James Greenhaw explains effects of El Niño in Central Texas

Central Texas could experience increased moisture and slightly cooler temperatures as El Niño lingers through the fall and winter, Pflugerville weather forecaster James Greenhaw said in an interview with Community Impact.

According to a report from NOAA, there is an 83% chance that this will be the strongest El Niño on record. Greenhaw, who's known as the "Pflugerville Weather Guy" for sharing updates on social media, explained the effects this natural climate pattern could have on the area.

What is El Niño?

The description is hard to exactly say, but it's basically the warming of the Pacific waters west of Central America.

How will El Niño affect Central Texas weather?

In a typical El Niño year, what that does is it brings in more moisture towards the United States, especially toward Texas.

What’s the timeline of El Niño?

December through I would say March [or] April months are going to be our highest chances to see an increased rainfall. Not necessarily flooding, but it can happen.
