Southeast Denton Area Plan moves forward with new building and zoning standards

Southeast Denton will have its own building and zoning standards as part of the city’s Southeast Denton Area Plan.

Denton City Council approved three overlay districts, which give the area its own set of building and zoning codes, at a June 16 meeting. 

The overview: The new overlay districts include a residential overlay subdistrict, a height limitation overlay subdistrict and a live/work overlay subdistrict.

New home builds must comply with all new regulations, and expansions only need to comply with the height and roof requirements, city documents state. Maintenance, like window or door replacements, do not need to comply with the new standards, principal planner Julie Wyatt said.

City staff developed the new standards after hosting community engagement events and meeting with residents, Wyatt said.

Some background: The city adopted the Southeast Denton Area Plan in 2024. It is a comprehensive plan to improve transportation, improve quality of life and build trust between the city government and the community.

Cream Bunny Bakery Cafe to sell baked goods off Hickory Street

A new bakery is opening in downtown Denton.

The details: Cream Bunny Bakery Cafe will offer gourmet doughnuts, fresh baked goods and bread, chicken sandwiches and craft drinks, according to its Instagram page.

The business will be located on the corner of East Hickory and Russell streets and was still under construction as of June 11.

Bojangles sets opening date for Celina location

Bojangles will open in Celina on June 23.

The franchise is known for Cajun-seasoned fried chicken with sides like buttermilk biscuits, fries and dirty rice.

Bojangles’s Celina location will hold its grand opening at 5 a.m., and the first 100 dine-in customers will receive a $100 Bojangles gift card, Batt said.

Report: Camp Mystic failed to prevent deaths, shirked responsibilities in July 4 flood

About two weeks shy of the anniversary of deadly flooding that devastated parts of Central Texas last summer, state lawmakers approved a 115-page report chronicling what they deemed “failures” at Camp Mystic, a Christian youth camp where 27 young girls died.

The details: The family running Camp Mystic was not prepared to respond to a disaster in flood-prone Kerr County and did not act quickly enough to save campers’ lives, investigators said during a June 18 hearing at the Capitol.

Investigators Casey Garrett and Michael Massengale told lawmakers about recent interviews with teenage counselors who witnessed the July 4 tragedy, reiterating a key point from hearings earlier this year: all deaths at Camp Mystic could have been prevented if camp leaders had planned ahead and acted more quickly.

"Nobody had any idea what they needed to be doing, and it crippled them," Garrett said.

Looking ahead: Lawmakers adopted the investigative team’s report, which will be shared with legislative leaders as they draft additional policy changes in response to the flood during the 2027 state legislative session.
