Fair Oaks Ranch City Council discusses engineering requirements for driveway culverts

Culverts under driveways on curbed streets are up for discussion in Fair Oaks Ranch as city staff works to update city policies.

The policy discussed during the Oct. 16 City Council meeting would implement a rule that driveway replacements must include an engineer analysis to ensure the driveway construction adequately allows water flow through culverts.

City Council discussion led to the postponement of the agenda item due to concerns about fees to residents who are repairing or replacing their driveways.

The overview: Council member Jonathan Swarek was not in favor of the update, saying it could cost residents an additional $5,000 to get engineering services for a driveway replacement.

City staff said the engineering requirement proposal is due to cases where culverts may be undersized and need more infrastructure to reduce the impact on adjacent properties or infrastructure.

Home sales decrease slightly year over year in Boerne, Fair Oaks Ranch

The most recent data compiled by the San Antonio Board of Realtors shows home prices fluctuating year over year in the Boerne and Fair Oaks Ranch area.

Zooming in: The median home sales price for Boerne and Fair Oaks Ranch was above $500,000 in September, according to the data. In the 78006 ZIP code, median home prices increased by 18.29%, while in the 78015 ZIP code decreased by 24.18%.

Compared to September 2024, both the 78006 and 78015 ZIP codes saw a decrease in the number of homes sold.

The details: Over the past six months, the average home sales price in the 78006 ZIP code was nearly $100,000 greater than the average price of a home in the 78015 ZIP code.

A new metroplex: Local officials discuss growing I-35 corridor at annual summit

The 2025 Austin-San Antonio Growth Summit kicked off on Oct. 8, highlighting the current growth and future expansion of business and development along the I-35 corridor.

Hundreds of business owners, regional officials and lawmakers attended the event in San Marcos.

The outlook: Henry Cisneros, former San Antonio mayor and 10th United States Secretary of Housing and Urban Development, began the summit by detailing what the region could look like by 2050.

“What we’re living through is quantitatively different than any generation has seen before,” he said.

By 2050, Cisneros said the population in the Austin and San Antonio metroplex is projected to grow from 5.3 million to 8.3 million.

Even by 2030, the population in the area is expected to grow to 6 million or 7 million, according to the Greater Austin-San Antonio Corridor Council.

Between 2023 and 2024 alone, data from the U.S. Census Bureau showed that San Antonio grew by 23,945 residents.
