Bronceada now open in Lakeline Mall selling women’s apparel

Owner Melissa Perez launched Cedar Park’s newest women’s boutique at Lakeline Mall in late April. The boutique offers a selection of clothing, accessories, jewelry and shoes in-store and online. 

What they offer: Bronceada stocks a range of dresses, matching sets, necklaces, lounge pants and more. The store’s online catalog showcases inventory and new arrivals. 

The celebration: Perez opened the boutique on April 25 with a grand opening event featuring gift bags for the first 30 people, according to the store’s Instagram.

Downtown Austin market resetting after rapid growth, with major projects ahead

The downtown market is normalizing after years of growth, and contending with both challenges and opportunities tied to a series of major infrastructure projects now impacting the area.


Downtown Austin is seeing fewer new developments and record office vacancy rates following a wave of major projects around the city center. At the same time, public and private investments are continuing and the area is home to a rebounding retail scene and established resident base.


Those findings and more were detailed in the latest annual report from the Downtown Austin Alliance, the nonprofit advocacy group representing downtown property owners. The analysis of downtown market trends and outlook for the area's future were presented mid-May.


About 2.94 million square feet of space is under construction downtown, and the DAA currently projects 8.22 million more square feet of planned new development. Office vacancies remain high, hotel bookings declined after the Austin Convention Center's closure for redevelopment, and residential growth steadied out in 2025.

Pease Park troll, Malin, lost to fire

The 18-foot-tall troll at Pease Park—an art installation called Malin’s Fountain from Danish artist Thomas Dambo—has burned down, according to a news release from Pease Park Conservancy.

What happened: “The troll sculpture in Pease Park was lost to a fire early this morning, and we are heartbroken alongside the community that cherished it,” the news release states.

Austin Fire Department has responded, and it is an active investigation, according to the release. The fire’s cause is currently not known.

Looking back: In March 2024, dozens of community members celebrated Malin the Troll’s completion near the Pease Park Treehouse. Volunteers helped build the troll between March 1-15 that year.

Around 80% of Malin was built using found and repurposed material, including around 1,800 linear feet of eastern red cedar from a family-owned sawmill in Bastrop County for the internal structure. The exterior features repurposed wood from the J.J. Pickle Research Campus, according to previous Community Impact reporting.

Upcoming projects
MoPac South expansion
Project: The project features a number of express lanes along the 8.7-mile stretch from Cesar Chavez Street to Slaughter Lane in Austin, alongside shared-use paths and pedestrian crossings, according to the Central Texas Regional Mobility Authority.
Update: Public comment on the proposed project closed May 3. West Lake Hills and Rollingwood officials issued a conditional letter of support for the project in April.

Ongoing projects
San Gabriel Parkway extension
Project: The project extends San Gabriel Parkway in Leander eastward from Isaias Drive to W. Ronald Reagan Boulevard between Palmera Ridge and Palmera Bluff subdivisions as an arterial roadway.
Update: According to city officials, construction is ongoing; a traffic signal at San Gabriel Parkway and Ronald Reagan Boulevard is expected to be operational in 2026.
