Council approves new site plan, $300k grant for Argyle Marketplace

Argyle Town Council unanimously approved a new site plan at the Oct. 20 meeting for the Argyle Marketplace, which will be located on the Marsden tract adjacent to Little Joe’s Farmstead.

Council members also unanimously approved waiving town fees in the amount of $495,000 for the development and a reimbursement grant of $300,000 to Colo Development Partners for the Argyle Marketplace. The grant will be given to the developer after a building permit is acquired, Town Manager Mike Sims said. 

The development could generate $280,000 a year in sales taxes, assuming 40% of the development will be retail businesses, he said. 

“That’s a part of how the [Municipal Development District] looks at [if this] is worth putting the investment toward,” Sims said. 

The overview: The plan for the Argyle Marketplace involves tearing down two existing buildings—which currently house Argyle Party and Gifts and Holtman Designworks—relocating what used to house 407 Nutrition, and developing three retail and office buildings, per town documents.

The Argyle Open offers sports simulators and food in Northlake

A new indoor sports simulation business, The Argyle Open, opened in Northlake this month, a company representative said.

What they offer: The business has four simulation pays, which utilize Full Swing Pro 2.0 technology, according to its website. Individuals can choose from different interactive sports games including those for golf, soccer and basketball.

What's on the menu: In addition to sports simulators, the business has a scratch kitchen serving a menu including wings, pimiento cheese balls and quesadillas, the representative said.

The Refinery offers dance opportunities in Grapevine

The Refinery, a professional dance and performance facility, has opened in Grapevine.

Zooming in: The business offers classes in contemporary dance, heels and pilates, according to its Instagram page. 

The school hosted an immersive, experimental dance event Aug. 9 at J.J. Pearce Theater, just days after opening in Grapevine.

Open classes for the school started Sept. 8.

The background: The Refinery moved into a location that formerly housed LifeSong Studio & LifeStage Theatre and was operated by Carolyn Franks.

Johnson Development partners with Cole Ranch on 3,100-acre master-planned community

The big picture: Johnson Development has entered a partnership with Cole Ranch and Denton Range LLC for development of a 3,100-acre master-planned community west of I-35W in Denton, according to a news release. When fully developed, the community will have approximately 4,365 single-family homes. It is expected to open for home sales in 2027.

The specifics: In addition to providing over 4,000 homes, Cole Ranch will preserve about 1,200 acres as green space with at least 26 miles of trails through the property, the news release states.

The community will feature two large lakes, a 32-acre waterway and a 13-acre lake. The master plan also includes 156 acres of commercial development; a 55-acre business park; and 206 acres for two Denton ISD elementary schools, a middle school and a high school. Two amenity centers and multiple parks, including a 50-acre city park, are also planned.
