The Reserve at Bear Creek developers alter plans for townhomes in Grapevine

A stalled housing development in south Grapevine could soon start construction.

What happened: During a joint meeting with the Grapevine City Council and planning and zoning commission, both entities voted to approve amendments to a previously approved planned development overlay for The Reserve at Bear Creek.

The planned townhome community at 4201 SH 360 was first approved by council in 2018. Plans were altered in 2022 and 2024. Last March, council approved a one-year extension on the project, according to previous reporting.

Diving deeper: BB Living requested a change to the proposed building elevations, reducing the height of the 69 townhomes from three stories to two stories.

Erica Marhonic, Grapevine director of planning services, said BB Living is a prospective purchaser and has plans to finish the project.

According to city documents, Rajab Ali from Carrollton was listed as the owner in the 2025 documents when the one-year extension was approved. Curtis Young of the Sage Group in Southlake said the horizontal construction is rounding into shape.
