Home sales rise as prices drop in Northwest Austin housing market

Several ZIP codes in Northwest Austin saw a year-over-year increase in home sales in May, while the median price of homes sold declined by a little more than 7%, according to data provided by Unlock MLS.

The gist: Six out of seven ZIP codes in Northwest Austin saw a rise in home sales in May. Homes under contract, or pending sales, also rose—from 126 to 137.


The rise in home sales coincided with a decline in sales prices, dropping from a median cost of $535,000 in May 2025 to $495,000 this May. The 78758 ZIP code saw the largest decline in prices, going from a median price of $698,000 to $395,000. The median price per square foot in Northwest Austin also dropped from $298 to $296.

Zooming out: The Northwest Austin housing market follows similar trends seen across the Austin-Round Rock-San Marcos Metropolitan Statistical Area. Median prices declined by about 1% and pending sales rose by more than 14%.

Where the Austin metro area differed was in home sales, which declined by 3.4%.

Crack’d ATX serving NYC-style breakfast sandwiches in Northwest Austin

A New York-style breakfast option recently opened along Metric Boulevard in Northwest Austin.

The gist: Crack’d ATX, a food truck located within the Shell station parking lot at the corner of Metric Boulevard and Cedar Bend Drive, offers a variety of breakfast sandwiches. Each includes a portion of eggs with an assortment of either sausage, bacon, turkey, ham, fresh avocado and more—all of which come on a kaiser roll.

The Full Send sandwich, for instance, comes with two eggs, smoked bacon, a sausage patty, melted triple American cheese and choice of Crack’d sauce on a kaiser roll.

The truck also offers chocolate muffins, blueberry muffins, banana bread and pumpkin bread. For beverages, patrons will find hot coffee, iced tea, orange juice, water and soda.

Crack’d ATX is open in the mornings, 7 a.m.-1:30 p.m., Tuesday-Saturday; and 8 a.m.-1:30 p.m. on Sundays.

Austin ISD adopts $887M budget, keeps librarians after late-night vote

Austin ISD trustees voted 7-1 to adopt an $887 million budget for 2026-27, reversing an earlier plan that would have moved librarian positions to part-time at nearly two dozen campuses.

By the numbers: The district's reduction package totals $205 million, after its fund balance was projected to fall to roughly 10% of operating expenditures, below its standard policy.

Trustees restored full-time librarians by drawing $1.1 million from that reserve, with a plan to offset the cost in August.

What's next: The board formally adopts the district's tax rate by Sept. 30. The proposed rate would lower the median Austin homeowner's tax bill slightly, from $3,525 to $3,461.
