Conroe Hyatt hotel valued at $22M-$24M; officials call for accountability, transparency

The Hyatt Regency Conroe and Convention Center has an independent valuation placing the property’s current worth between $22 million and $24 million—a fraction of its original approximated $134 million cost, as shared during an Oct. 23 Conroe City Council meeting.

Explained: The hotel’s cash flow and performance have fallen well short of initial projections, according to Jones Lang LaSalle, the firm commissioned by the city to evaluate the property. If sold, JLL estimated, “the value is somewhere between $22 [million] and $24 million.”

“In 2024, the occupancy was 42.8%. … The original projection was that the hotel would operate at about a 70% occupancy,” the firm’s representative said, sharing that the hotel “made essentially a profit of about a million and a half dollars” this year.

City Administrator Gary Scott said the hotel has lost 83% of its original value, and would require a “refresh” of about $15 million in 2028 for repainting and new furniture, per its contract. Council members expressed frustration over the loss.

Crunch Fitness to open $6M state-of-the-art gym in Conroe

A new 45,000-square-foot Crunch Fitness facility valued at $6 million is set to open this spring in Conroe, bringing residents a modern, full-service workout destination, according to an Oct. 20 news release.

What you need to know: Operated by franchise group The Undefeated Tribe, Crunch Fitness will feature amenities including high-intensity interval training zones, Olympic lifting platforms, cycling and yoga studios, HydroMassage beds, red light therapy and Kids Crunch babysitting services.

Some context: Founded in 2018, The Undefeated Tribe has rapidly expanded to 41 gyms and was recognized as Crunch Fitness’s Franchise of the Year for excellence in business and community engagement. The group plans to open 60 additional locations across Texas and neighboring states by 2028.

Check it out: Pre-sales for memberships will begin this winter, with early sign-ups eligible for $1 enrollment, a free first month, and a complimentary personal training session, per the release.

Montgomery County partnership aims to strengthen local response to human trafficking

A partnership now underway between the Montgomery County District Attorney’s office and the international Human Trafficking Institute will bring additional training and resources to local law enforcement agencies, officials said.

What you need to know: The expected change in leadership in the Montgomery County DA's office, as Brett Ligon announced he will step down from the position, will not affect the partnership, according to a statement from the DA's office.

What they're saying: The institute will bring experts from all over the country to help local law enforcement agents recognize more signs and indicators of human trafficking, said Capt. Adam Acosta with Montgomery County Constable Precinct 3’s office.

“Anybody who is under the submission of control to another human being and they are being forced to do something or coerced to do something sexually that they don't really want to do, but they're doing it because they're being controlled. That's human trafficking,” Acosta said.

Yes to Youth to relocate to larger space in Montgomery County

Formally located at 8701 New Trails Drive, Ste. 118, The Woodlands, the nonprofit Yes to Youth has plans to relocate to a larger space on Oct. 27, Yes to Youth officials said.

What they offer: Yes to Youth provides crisis counseling, shelter programs and prevention services in Montgomery County.

The details: Per Yes to Youth officials, with more space the organization will be able to host group sessions, workshops, training and reach more community members. To celebrate the opening of the new location, Yes to Youth is holding a VIP party on Nov. 20 at The Ice Rink in The Woodlands Town Center.
