Nonprofit F3 starts free workout program for Denton-area men

A nonprofit organization has expanded into Denton and offers free early morning workouts for men.

The gist: F3 meets twice a week and is part of a nationwide network of free, peer-led workouts. Kevin Carr is part of the Cross Timbers chapter, which includes Denton, Flower Mound, Highland Village, Lewisville and Coppell.

Carr said five principles make F3 unique:

  • Free of charge
  • Open to all men
  • Held outdoors
  • Workouts led by peers in the group
  • Always ends with a “circle of trust”

The no-cost or commitment organization is rooted in fitness, fellowship and faith, which is where F3 gets its name.

Retail vacancy drops in Denton by nearly 2%

The commercial property vacancy rate in Denton dropped nearly two percentage points from 2024 to 2025, according to Texas-based real estate firm Weitzman’s annual report.

The overview: The report, which was published after Weitzman’s 2026 Annual Forecast, includes information on vacancy, an inventory of commercial space and new construction over the last year. During the event, Executive Managing Director Bob Young presented a look back at the retail market’s performance in 2025 along with a forecast for 2026. 

More details: In Denton, the year-end vacancy rate for commercial space was 4% for 2025, a decrease from 5.94% year-end vacancy rate in 2024, per the report. At the end of 2025, Denton had more than 6.06 million square feet of gross leasable area, compared to nearly 5.84 million square feet of gross leasable space at the end of 2024.

Across Dallas-Fort Worth, the occupancy rate in retail space was 95.3%, according to previous reporting. The vacancy rate was an increase from 2024 when it was 95.1%.

Medical City announces blood drives across Dallas-Fort Worth amid blood shortage

Medical City facilities across Dallas-Fort Worth will host blood drives in February and March to continue to bring aid to the region, according to a news release.

The details: Severe winter weather at the end of January has created a significant need for blood donations in North Texas after forcing many donor centers and blood drives to close for several days, according to previous reporting.

The winter months are already a slow time for blood donor turnout, which is why Medical City officials are asking for eligible donors to consider donating at one of these drives.

Real estate, networking and prizes: Community Impact's InCIder Hour heading to DFW on Feb. 17

The overview: As Community Impact enters its third decade, it’s returning to its roots of growth and deeper reader connections. The “Patron” program, which began in 2020 by reader demand, has relaunched as InCIder.

“This relaunch represents our renewed commitment to readers who support our local news,” CEO John Garrett said. “Beyond funding great journalism, we also want to reward our InCIders and build deeper connections with them, creating a true sense of community around the work we do.”

Event details: As part of the new program, Community Impact is hosting InCIder Hours across the state, events designed to celebrate and engage the company’s top supporters.

DFW’s first InCIder Hour will take place from 5:30-7 p.m. Feb. 17 at Community Impact’s DFW headquarters, 3803 Parkwood Blvd., Ste. 500, Frisco.
