Heirloom to bring homes, GISD school site to northwest Georgetown
Heirloom Georgetown received City Council approval to move forward with its 620-acre mixed-use development at an Aug. 26 meeting.
Columnar Investments plans to break ground on the site in northwest Georgetown in early 2026.
About the project: Located north of Ronald Reagan Boulevard and west of Williams Drive, Heirloom will bring single-family homes, townhomes and a future Georgetown ISD school site to the area. The development also includes a commercial component and designated parkland.
The land use breakdown includes:
340 acres of residential space, with a maximum of 3,600 units
109 acres of commercial space
48 acres of parkland
120 acres for the GISD school site
The update: Georgetown City Council unanimously approved a slate of items to further the project, including the development agreement, a second reading of the planned unit development agreement, the annexation of the site within city limits and the creation of the public improvement district Aug. 26.
What’s next: Future steps for the project include a series of City Council requests to finalize PID agreements and levy assessments.

Meet the team: Tracy and Matthew Cohen are the local married duo behind the Georgetown Tropical Smoothie Cafe. The newest location is the fifth franchise owned and operated by the pair.
Austin-area roads set for nearly $4B in state investment
Gov. Greg Abbott announced a new 10-year state transportation plan in August that includes nearly $4 billion in funding for Austin-area roads.
The details: The plan, known as the 2026 Unified Transportation Program, was approved Aug. 21 by the Texas Transportation Commission. Statewide, it outlines $101.6 billion in projects focused on safety, congestion relief and keeping pace with Texas’ fast-growing population and economy. This marks the third consecutive year the program has topped $100 billion.
In the Austin region, funding is slated for major corridors on the Texas 100 Most Congested Roadways list, including I-35, SH 130, SH 71 near the airport, Loop 360, RM 620 and RM 1826. The plan also dedicates millions toward traffic-management technology along I-35 and SH 71.
Abbott said the investments are designed to “build the future of Texas for generations to come.”
