3 housing development updates in Southlake

Southlake City Council approved three changes to various housing developments during the March 3 meeting.

Jane’s Place requested reducing the number of lots from 15 to 14, which was the only housing presentation at the March meeting. Changes were also granted for Dove Ridge and WillowTree Gardens under the consent agenda.

Jane’s Place: The council approved the first reading on Feb. 3 and officially approved the development after it was previously tabled at the Feb. 17 meeting.

Coleigh Homes altered the design by removing a double-headed cul-de-sac at the back portion and removing a lot. The change adds 3,700 square feet of open space, and a reduction of front setback from 40 feet to 30 feet was approved.

According to previous reporting, the development is on 22.7 acres off North Peytonville Avenue.

WillowTree Gardens: The housing portion of a mixed-use development expired Feb. 21, but the development was not ready to be recorded. Council approved a one-year extension until March 4, 2027, for substantial completion.

Smoothie King to open this summer in Colleyville

Smoothie King will be bringing protein-rich smoothies, toast and greek yogurt bowls to Colleyville this summer. 

What they offer: The menu includes espresso blends, fruit smoothies and snacks such as avocado toast, chicken bites and turkey and bacon egg clouds, according to its website. 

Smoothie King sells only clean blend options with no high fructose corn syrup, gluten, artificial colors, flavors or preservatives, or genetically modified fruits and veggies, per its website.

See 5 road project updates in Dallas-Fort Worth

1. Traffic signals along Bloomdale Road 
Project: Two traffic lights will be constructed on Bloomsdale Road at the intersections of Hardin Boulevard and Community Avenue.
Update: The city of McKinney approved a contract with traffic engineering firm Lee Engineering during a March 17 meeting for preliminary engineering and final design services for the traffic signals.

2. Parker Road bridge construction 
Project: Construction crews will replace bridge culvert between Canoncita Lane and Bandolino Lane to allow water from Pittman Creek to flow under Parker Road.
Update: A segment of Parker Road in Plano will be reduced to two lanes in each direction starting March 23.

Beginning March 31, most smokable cannabis products will be illegal in Texas

On March 31, Texas’ roughly 9,000 licensed consumable hemp retailers will face sweeping regulations, including a more than 3,000% increase in annual licensing fees and a ban on most smokable cannabis products.

The overview: The new rules, which also include age verification requirements, stricter packaging guidelines and more rounds of product testing, were originally proposed in December. The Texas Department of State Health Services, which regulates the state’s hemp industry, adopted the rules March 2.

The debate: Supporters of the increased regulations previously said they hoped the changes would result in more comprehensive oversight of Texas’ hemp industry and improve consumer safety. 

Some experts said they were concerned the new rules were taking effect too quickly and could lead some hemp businesses to close their doors.

"It is really tragic that these entrepreneurs are being faced with this, especially in a state like Texas that touts being pro-business ... and here we are shutting down businesses and relegating consumers to an illicit market," said Heather Fazio, director of the Texas Cannabis Policy Center.
