Offices, entertainment and more: Check out progress on 3 Allen developments along SH 121

Allen will see new entertainment options, office space and restaurants along SH 121 as three major developments make progress. Construction is underway at Sloan Corners and The Farm, while Kalahari is in the design phase, project officials said. 

1. Sloan Corners: Plans for Sloan Corners are moving forward following an economic incentive agreement with the city of Allen.

The 10-year agreement creates an additional stream of tax dollars for the city, and in return, Billingsley Company will receive a rebate for a portion of their construction costs, per city documents.

Carey Morgan, vice president of marketing at Billingsley, said in an email that Sloan Corners will be a “significant mixed-use destination for the area.” Construction is already underway as part of the project’s first phase. Its second phase is expected to “begin soon,” Morgan said.

“[Phase 2] will include a sizable retail district along SH 121,” Morgan said in an email. “We’re already in discussions with several high-quality retail concepts and look forward to announcing those partnerships in the near future.”

Garages of America adds 9 more garage suites to its Allen location

More luxury garage suites have been added to the Garages of America location in Allen, according to a company news release.

The details: Nine garages were added as part of a second construction phase for the location. They’re located next to the original 77-unit location which opened in 2019. The original 77 units sold out quickly after the location's opening, according to the news release.

“The continued demand for our luxury garage suites speaks to the strength of the concept, especially in Collin County,” Garages of America co-founder Jack Griffin said in a statement. “Our original communities sold out quickly, and we’re seeing that same momentum in Allen with this expansion—six of the nine new garages are already sold.”

The context: Garages of America locations have opened in multiple North Texas communities including Frisco, Plano and Roanoke.

Allen ISD board approves $30.4M for Anderson Early Childhood School renovations

Allen ISD’s Anderson Early Childhood School will soon undergo renovations to completely repurpose the former elementary school, according to district officials.

What happened: Allen ISD’s board of trustees approved a total cost of $30.4 million to renovate the school during a Dec. 15 board meeting. The project, managed by Huckabee Architects and CORE Construction, will renovate about 102,000 square feet, according to a staff presentation. 

The scope of work includes:

  • Replacement of electrical systems and plumbing systems
  • Replacement of finishes throughout the school
  • Redesign of the lobby, reception, administration, cafeteria and library

Assistant Superintendent Brent Benningfield said it was a unique project “because this is the first time we’re converting a building’s purpose.” The building was first built in 1997 and was last updated in 2011, according to a district news release.

The project is expected to start once contracts are finalized, and construction is expected to finish by the start of the 2026-27 school year.

1. Craig Road construction
Project:
The project will construct a three-lane road from Preston Road to First Street.
Update: The project is in the design phase and expected to start construction later this summer.

Tarrant County
2. East Wall Street
Project:
East Wall Street, west of Dooley Street to Austin Street, will have storm drainage installed to eliminate a ditch. Once the drainage improvements are complete, the city will have a contractor construct a 31-foot-wide curb and gutter street with sidewalks from Dooley Street to Austin Street in Grapevine.
Update: Grapevine City Council approved a contract with Wright Construction Co. to do the work on Jan. 20.
  • Timeline: Work started the week of Feb. 2 and will take six weeks to complete.
  • Cost: $182,995.5

Census data: Texas continues to grow, but people are moving here at a slower rate

Texas gained more new residents last year than any other U.S. state, recently released U.S. Census Bureau data shows. Yet the Lone Star State’s overall population growth slowed significantly amid a nationwide reduction in immigration from other countries.

The big picture: Texas grew by 391,243 residents in 2025, bringing the state’s total population to 31.7 million. This includes:

  • Domestic migration: Over 67,000 people moved to Texas from other states.
  • International migration: Over 167,000 people moved to Texas from other countries.
  • Natural change: There were roughly 157,000 more births than deaths in Texas.

The state grew by 1.2% from July 1, 2024, to July 1, 2025, which is more than twice the national growth rate of 0.5% in the same period. This marks a slowdown in Texas’ growth since the COVID-19 pandemic.

Worth noting: Suburban communities outside the state’s urban population centers, such as cities and towns in Montgomery, Tarrant and Williamson counties, saw the most growth due to migration in recent years, according to data from the Texas Demographic Center.
