Richardson’s new short-term rental regulations took effect at the end of August, establishing distance requirements between rental properties and raising the annual registration fee. New short-term rentals must now be at least 500 feet away from existing STRs. The city also raised the annual registration fee from $100 to $300 for all properties.

The overview: Short-term rentals are residential properties that are rented either in whole or in part for a period of no more than 30 consecutive days, such as properties found on sites like Airbnb or Vrbo. City Council passed the new regulations on Aug. 10, but they did not go into effect until the temporary prohibition on new short-term rental registrations expired on Aug. 25.

Some context: Richardson began a 90-day prohibition on new short-term rental registrations at the end of May after residents voiced concerns about trash, parking, noise and safety issues caused by STRs in their neighborhoods.

Two existing VIO Med Spa locations in McKinney and Richardson are under new ownership, according to an Aug. 31 news release.

The gist: Former Meta and McKinsey executive Joseph Luchenta acquired both locations in the second quarter of 2026. Luchenta has also signed an agreement to open a new location in Prosper, according to the news release.

Luchenta will focus on "strengthening operations" and positioning both locations for "sustainable growth" before beginning the site-selection process for the Prosper location. In a statement, Luchenta said VIO stood out for its growth trajectory and the strength of resources behind the brand.

Quote of note: "My immediate focus is being a present owner, investing in our providers and strengthening the guest experience in Richardson and McKinney," Luchenta said. "From there, we’ll be well positioned to bring VIO to Prosper and continue growing across the region."
