Arapaho Center Station redevelopment in Richardson on hold due to funding concerns

The planned redevelopment at Arapaho Center Station in Richardson is on pause due to funding concerns, City Manager Don Magner said. The mixed-use development would have covered roughly 30 acres around Dallas Area Rapid Transit’s Arapaho Center Station.

The big picture: Magner said market conditions are currently not favorable for development of this nature.

“The cost of the capital that’s needed to build out the core infrastructure, as well as to finance the initial phases, is still too high,” Magner said. “We’re really trying to force something that the market is telling us isn’t ready.”

A closer look: Magner said the city also does not want to make the financial commitment to the development ahead of the upcoming state legislative session, where he said a number of new policies could worsen the city’s financial situation and restrict the economic development funding tools at its disposal.

Update: The project is in the design phase and waiting on funding to determine a timeline for bidding.

Industrial Boulevard utility improvements
Project: The planned reconstruction of existing water and sanitary sewer lines will take place along Industrial Boulevard between SH 5 and Airport Drive in McKinney.
Update: Design work is 90% complete, and the project is expected to go to bid later this year.

  • Cost: $9.2 million
  • Funding source: city of McKinney
