Developer looks to redevelop Universal City property for shipping container plaza

Diamond Hands Capital, a privately held LLC, is looking to redevelop a property in Universal City into a potential shipping container plaza featuring retail and restaurant space.

Universal City’s Economic Development Corporation, or EDC, approved a letter of intent, or LOI, that sets the preliminary terms and mutual understanding regarding the proposed acquisition and property development of 302 Pat Booker Road on Dec. 11.

Some details: The EDC acquired the 0.359-acre property, which is currently zoned for retail, in 2022. The property is located within the city’s Aviation District, an area that the city is working to redevelop to encourage more retail and restaurant development.

"Development and use of this property would be one more step in achieving the goal of the Aviation District Masterplan," Michael Cassata, Universal City's development services and economic development director, said in an email to Community Impact.

Cuban-inspired food truck opens in Northeast San Antonio

A food truck specializing in Cuban-inspired cuisine has arrived in Northeast San Antonio.

The food truck, named Ferritortas, opened its window Oct. 8 at 14040 Nacogdoches Road.

On the menu: Ferritortas offers a wide selection of internationally-inspired specialty tortas. Some options include the Cuban, which is packed with eggs, cheese, ham, turkey, chorizo and milanesa.

The Trailera consists of asada, bacon, onions and cheese, while the Holandesa has an egg, milanesa, ham and queso blanco, according to the menu. There’s also the Brazilian, the Hawaiian, the Acapulqueña, the Chilaquiles and more.

Home sales decline year over year in New Braunfels, data shows

The number of homes sold decreased in both New Braunfels ZIP codes year over year in November, according to the most recent data compiled by the Four Rivers Association of Realtors.

What you need to know: The average price of homes listed for sale in the two New Braunfels ZIP codes over the past six months was in the $360,000-$572,000 range. In November, more homes sold in the 78130 ZIP code.

In November, year-over-year median home prices increased by 9.1% in the 78130 ZIP code.

The number of homes under contract increased year over year in the 78130 ZIP code.

Texas launches database tracking local bond projects, tax rate elections

Texans now have a new database to track the results of local bond propositions and tax rate elections, or TREs, in their communities and across the state.

The details: Texas’ Local Government Bond, Tax, and Project Transparency Database was unveiled after state lawmakers passed House Bill 103 this spring. The new law requires the comptroller to compile information about all bonds, tax rate elections and maintenance tax rate changes proposed by local governments in an election, including:

  • Ballot language for all tax-related proposals
  • How each tax measure would impact the local tax rate or debt service
  • The difference between the adopted tax rate and voter-approval tax rate, if applicable
  • The entity’s tax rate for the prior year and the tax rate following the election
  • A list of projects funded by each tax measure
  • The results of each election, including votes for and against a measure

Stay tuned: Local governments have until Jan. 1 to provide information for all tax elections from 2015-2025. In future years, data must be reported by Aug. 7 following each election.
