Landmark breaks ground in Denton, model homes coming soon

What happened: Hillwood held a groundbreaking ceremony for master-planned community Landmark in Denton Nov. 13.

A closer look: The master planned community will feature homes from nine builders, trails, park space, on-site schools and retail space, including Denton’s first H-E-B.

“We are very excited about what this community is going to be,” Founder of Hillwood Ross Perot Jr. said. “...It will be the best community in this part of the United States. It will be the best product we’ve done and one that we can be extraordinarily proud of.”

The community is anchored by Pilot Knob, a 900-foot-high hill that was once the highest point in North Texas, per the Texas State Historical Association. Construction is already underway on H-E-B and Hillwood officials said model homes are slated to open in spring 2026.

Zeal Grounds Coffee Hub

Zeal Grounds Coffee Hub opened in Denton mid-October, owner Raze Avery said.

Located in The Rail Yard apartments, the business offers coffee, tea, smoothies, pastries and more. Zeal Grounds and Coffee Hub also provides a work space for community members.

“We're down the street from the courthouse and the police station and everything,” Avery said. “It’s for anybody to come in, do work, have some good coffee, connect and network.”

A new PetSmart location on West University Drive in Denton is set to open in late November, a company representative said.

PetSmart offers pet food, toys, training and grooming services, according to the company’s website.

Hyatt House DFW coming to Dallas Fort Worth International Airport in 2027

Hyatt Hotels held a groundbreaking ceremony Nov. 10 for a new hotel at Dallas Fort Worth International Airport.

The Hyatt House DFW hotel will be at the Southgate entrance at the airport and the extended-stay hotel expects to be open in the summer of 2027, according to a news release.

The details: Hyatt House DFW will have 130 residential-style suites for single-night stays or extended stays and rooms will include separate living areas and a full kitchen, according to a news release.

What else? The hotel will sit adjacent to Hyatt Place DFW and will be the fourth Hyatt-branded hotel at DFW. The other two are Hyatt Regency DFW International Airport and Grand Hyatt DFW. According to a filing with the Texas Department of Licensing and Regulation, the hotel has an estimated cost of $28 million and will be six stories tall.
