Innerhouse Wellness Studios brings boutique wellness space to North Austin

Innerhouse Wellness Studios opened in North Austin Jan. 1, offering space for a variety of independent wellness practitioners to set up shop.

The details: The space offers fully built-out studios for practitioners in a wide range of disciplines including acupuncture, massage and bodywork, aesthetics, counseling and mental health services, and more. The studio currently features Mother Cupper, Calm Skincare Studio and Fields Acupuncture & Wellness. 

What else?: Shared amenities at the studio for practitioners include a client waiting area, a break room with a small kitchen, on-site laundry, a shaded outdoor deck, and private event space for workshops, small gatherings and educational programming. According to a representative for the business, the studio's long-term leases are at capacity but are currently welcoming providers to tour and apply for hourly studio rentals.

Austin considers major zoning shifts to support smaller-scale housing, neighborhood retail

Officials are preparing to allow a wider range of mixed-use development and encourage more varied housing types across Austin.

The breakdown: Single- and multifamily housing in Austin has traditionally been separated from retail, office and other commercial uses. And for years, either single-family homes or large apartment complexes have made up the majority of new residential construction in the city.

City planners and some officials point to missing middle housing types, defined in the three-to-16-unit range, as options that add choices for residents beyond buying a costlier home or living in a large rental complex. City Council is now moving to create new zoning categories that'd support different kinds of missing middle construction in neighborhoods, and various larger mixed-use projects with commercial space.

That initiative is moving ahead as city officials also consider various ways to bring smaller-scale businesses into neighborhoods.

From a mixed-use project to a Target and more, here are five of the most expensive projects filed with the Texas Department of Licensing and Regulation in the Austin metro this week.

1. Bell District Block B in Cedar Park: Boston-based General Investment and Development is building a 194-unit mixed-use project that will feature an outdoor pool courtyard.

2. Pathways at Santa Rita Courts East in Austin: The Housing Authority of the city of Austin will construct a four-story, multi-family building that totals 77 units and renovate 11 historic single-story buildings into 27 units.

3. Target in Dripping Springs: The Village at Dripping Springs will feature the area's first Target, totaling about 147,000 square feet.

4. Cigna Healthcare in Austin: The insurance provider will add a 40,100-square-foot office to its portfolio.

5. San Marcos Self Storage in San Marcos: Seven one-story self-storage buildings, totaling approximately 83,085 square feet, will be added.

'Future of aviation': Air taxi testing coming to Austin under federal pilot program

Test flights for electric aviation services like air taxis will soon be taking off across the state, including in Austin, following the Texas Department of Transportation's selection for a Federal Aviation Administration pilot program this month.

The details: The federal initiative stems from a 2025 executive order from President Donald Trump to advance aviation systems including unmanned drones and electric vertical takeoff and landing, or eVTOL, aircraft. The FAA selected eight eVTOL pilot projects across the country under that order, including TxDOT's, which are now expected to kick off this summer.

TxDOT is partnering with four aviation companies to launch eVTOL air taxi flights and other services between Austin, San Antonio, Dallas, Houston and smaller communities. The phased project is expected to start this year.

What else: While Austin developed its own proposal spearheaded by locally based LIFT Aircraft, that outline wasn't selected by the federal agency.

Elon Musk announces 'largest chip manufacturing facility' Terafab coming to Austin

The world's largest semiconductor plant could be coming to Austin after billionaire Elon Musk announced the project at a March 21 livestreamed event in downtown Austin.

Terafab—a joint venture between Tesla, SpaceX and xAI—would be "the largest chip manufacturing facility ever," producing a combined compute capacity of 1 terawatt annually, according to a post by Tesla on X.

The big picture: The advanced technology fab would enable Musk's companies to escalate their production efforts, he said. Musk said current global semiconductor production meets only a fraction of the energy and compute demands his companies anticipate.

The facility would generate 100-200 gigawatts of chips for Optimus humanoid robots along with terawatts of chips for solar-powered AI satellites, according to Tesla information.

A closer look: In a post on X, Musk said Terafab could be 100 million square feet. Several potential sites are under consideration for the facility, he said.

Tesla opened its new 10 million-square-foot headquarters—Giga Texas—in southeast Travis County in 2021.
